The unusual and unique shape of the tower is achieved by the balconies that continue to create an envelope around the entire building. Facial details, such as the nose, ears and chin, are imitated through curved projections that create a delicate geometry. The expressive approach used in the Skanderbeg building is appropriate for a city that has developed a tradition of blending art and architecture as part of its post-communist renaissance.
The building is planned to consist of one level of commercial space and four levels of offices, which can accommodate deep floor plans at the bottom of the “trunk.” Above this, 20 floors of residential apartments fill the “head,” with special care given to each individual floor plan to ensure these homes are functional despite the building’s irregular shape.
The wide balcony spaces are well separated by integrated planters that allow greenery to penetrate through the use of mainly native plants. Also, the building is designed sustainably as it is largely protected from excessive sunlight. Further, rainwater and heat collection systems minimize the building's water and energy requirements.
At night, lighting strips built into the lower part of the balconies highlight the shape of Skanderbeg's head, making the building a beacon and landmark in the city.
